Quick answer
Yes, you can sell your Fresno house fast before you move to Texas, Idaho or Nevada, and you can even close after you’ve already left. We’re a licensed general contractor that buys houses directly, as-is, so there’s nothing to fix or stage. You can sign remotely, our crew handles the clean-out, and we can close in as little as 5 days or on whatever date fits your move.
Why selling from out of state gets hard
Plenty of Fresno families are cashing out of California, for lower costs in Boise, Dallas, Reno or Las Vegas, or to be closer to kids and grandkids. The move itself usually goes fine. The house left behind is where it gets expensive.
A vacant house two states away needs someone to mow the yard, keep the utilities on, handle showings and let in the inspector and appraiser. Every repair request from a buyer turns into a phone call to a contractor you’ve never met. Meanwhile you’re paying a mortgage, insurance and property taxes on a house nobody lives in, sometimes on top of rent or a new mortgage where you’ve moved.
How do I sell my house quickly if I’m moving out of state?
You have three options.
- List it before you leave. That works if the house is in good shape and you can stay put through showings and escrow, usually two to four months.
- List it after you leave. It’s possible, but you’re managing repairs, a lockbox and a vacant house from far away.
- Sell it for cash, as-is. You choose the closing date, sign electronically or with a mobile notary, and walk away from the house in whatever condition it’s in.
If the house shows well and you have time, listing will usually get you a higher price. If it needs work, or you need to be gone by a set date, a cash sale is usually the cleaner path.
What we handle so you don’t have to
We buy the house ourselves and our own crews renovate it, so the condition isn’t your problem. Take what you want to bring with you and leave the rest. We handle the clean-out, the furniture you’re not taking, and whatever’s in the garage.

Can I close after I’ve already moved?
Yes. Most of the paperwork can be signed electronically, and a mobile notary can meet you wherever you’ve moved for the documents that need a notary. The title company sends your proceeds by wire to your bank.
A few California details to plan for
California has a withholding rule on real estate sales: escrow may hold back a share of the sale price for state taxes unless an exemption applies, such as selling your main home. Escrow handles the form, and your tax preparer can tell you whether it applies to you. If the house was your primary residence for two of the last five years, federal law may also exclude a large part of your gain from tax. We’re not tax advisors, so check both with your tax preparer before you close.
How it works with us

- Walk-through. Oscar or someone from our team sees the house in person, whether you’re still there or already gone.
- Written offer with our repair numbers.
- Close at a local Fresno title company on your date: as fast as 5 days, or 15 or 30 if that fits your move better.
FAQ
