Direct buyer or wholesaler? Four questions to ask any cash buyer.

Most “we buy houses” companies fall into two groups. A direct buyer uses its own money to buy your house and closes on it. A wholesaler puts your house under contract, then sells that contract to another investor for a fee. You should know which one you’re dealing with, because it changes who actually buys your house and how sure the closing is.

The four questions

1. Who is actually buying the house?

Ask: “Are you buying this house yourselves, or passing it to another investor?”

Our answer: We buy it ourselves. Infinite Home Solutions LLC is the buyer on every house, our crews renovate it, and we resell it ourselves.

2. Are you a licensed contractor?

Ask for a license you can look up yourself. In California, contractors are listed on the Contractors State License Board site (cslb.ca.gov).

Our answer: Yes. We’re a licensed California general contractor, CSLB #1126804, with a complete division dedicated to buying homes. We’re not real estate agents and we don’t list houses.

3. Who will do the repairs?

A buyer who does the work knows what the repairs cost, so the offer shouldn’t change after the walkthrough. A buyer who has to find someone else to take the deal often comes back with a lower price.

Our answer: Our own contracting team does the roofing, HVAC and renovation work. Oscar prices the repairs in person, and the number we hand you is the number we close on unless we find something neither of us knew about.

4. How fast can you close?

A buyer who has to find another investor first can’t promise a date. A direct buyer can.

Our answer: As quickly as 5 days. Depending on the situation, most of our closings land between 5 and 30 days, on the date you choose.

Questions sellers ask

Are “we buy houses” companies legit?

Many are. Check that the company is the one buying your house, that it has a license you can look up, and that it has real Google reviews from local sellers.

Are you wholesalers?

No. We are direct buyers. We buy our properties and our contracting team renovates them.
