Why Fresno listings expire
Most houses that sit aren’t bad houses. They’re houses with a problem the market won’t pay to fix.
- Condition. An older roof, a 25-year-old AC unit, original plumbing or an electrical panel an inspector flags. Many buyers using FHA or VA loans can’t close on a house that needs those repairs, and buyers with cash for a down payment rarely have cash for a roof too.
- Price. A list price based on what the neighbor’s remodeled house sold for doesn’t hold up when this house needs work. Each price cut makes the listing look staler.
- Inspection fallout. A buyer gets into escrow, the inspection report comes back long, and they ask for a big credit or walk. The house goes back on the market with a reputation.
- Showings. Tenants, pets, a busy family or a house full of a parent’s belongings make showings hard, and fewer showings mean fewer offers.
What do I do when my house doesn’t sell?
You have four real options.
- Relist with changes. A new agent, new photos and a lower price can work if the house is in good shape. Fix what the last buyers complained about first.
- Make the repairs, then relist. This makes sense if you have the cash and time, and the repair cost is clearly less than what it adds to the price.
- Rent it out. Possible, but older houses usually need the same repairs before a tenant moves in, and you become a landlord.
- Sell it as-is to a direct buyer. No repairs, no showings, no commission. You get one written number and choose the closing date.
If the house shows well and only needed a better price, option 1 is often your best bet, and we’ll tell you so.

Can I sell to you while my house is still listed?
Usually not until the listing agreement ends, or your agent agrees to cancel it. Check your listing agreement, since some charge a fee if the house sells to someone the agent introduced during the listing. Once the listing has expired or been withdrawn, you’re free to sell to us.
