Quick answer
We’re buying three Sunnyside homes this month, as-is and for cash. The 1950s and 1960s ranch houses around the Sunnyside Country Club were built well, but many still have original kitchens, windows and ductwork. We’re a licensed general contractor and our own crews handle the 60-year-old systems, so estates and longtime owners can sell without fixing anything first.
What Sunnyside homes look like when we walk them
Sunnyside is southeast Fresno’s established neighborhood: wide streets, big lots and single-story ranch homes built around the country club in the 1950s and 1960s. These houses were built well. Many have had one or two owners, and a lot of them have never been updated.
A typical Sunnyside walk-through for us has a 1960s kitchen, single-pane aluminum windows, original ductwork in the attic, a furnace and condenser past their service life, and a roof on its second or third round. Mature trees mean sewer laterals full of roots. The bones are fine. Everything else is 60 years old.
A lot of the sellers we meet here are families settling an estate, or longtime owners ready to move somewhere smaller or closer to their kids.

Should I update my parents’ Sunnyside house before selling?
Usually not. By the time you replace the HVAC, windows, roof and kitchen, you’re months in and tens of thousands of dollars out, and you still have to list, show and negotiate. If the family needs the house sold and the estate settled, selling as-is to a buyer who does that work at cost is often the cleaner path. If the house only needs paint and carpet, we’ll tell you listing might net you more.
Who buys houses in southeast Fresno as-is?
Buyers who can handle the work. We’re a licensed general contractor with our own roofing and HVAC crews, so the biggest items on a Sunnyside house are things we do every week. We price them at our cost, which keeps more of the house’s value in your offer.

FAQ
Can you buy the house while it’s still in probate?
Often, yes. If the executor has full authority under the Independent Administration of Estates Act, the sale can usually go through without a court confirmation hearing. Your probate attorney can confirm what applies to your case.
Do we have to clear out the house first?
No. Take what matters to the family. Our crew handles the rest.
What if the sewer line is bad?
We price the sewer lateral the same as the roof and HVAC, at our cost. You don’t have to scope or repair it.
Are you a wholesaler?
No. We’re a direct buyer. We buy the house ourselves, our own crews renovate it, and we never assign contracts. Here’s how to tell the difference.
